Our staff, Per Eriksson and Natalie Godfrey, will be very pleased to answer all your questions and assist you in purchasing your preferred block of land.
If you wish to personally view the Tannum Waters development site, Per or Natalie will also be glad to assist.
Which lots of land are already committed?
Vacant land is committed to buyers on a first come, first served basis. All prospective buyers are treated equally and registrations are made strictly in the order that Expression of Interest forms are received in our office.
The following lots are already pre-committed for display village and car parking purposes:
• Stage 1C - 78, 79, 80, 81
• Stage 1D - 82, 83, 84, 85,
It is advisable that you check with our Gladstone office first about which lots of vacant land are pre-committed to other buyers at the time of lodging your Expression of Interest form.
If you prefer, you may also contact the office by emailing your interest in purchasing a lot to enquiry@tannumwaters.com.au .
Please be aware that the list of pre-committed lots changes constantly. Accordingly, you must not assume that a particular lot in which you are interested is available for you to purchase unless you have received confirmation from our office.
What size are blocks of land and how much do they cost?
Stage 1 is the first land release. The average lot size in Stage 1 is 800 square metres with a minimum 20 metres street frontage. All lot sizes are subject to final survey, although it is not expected that there will be a significant variation on any lot.
The average price of lots in Stage 1 is $210,000. Individual lots range upwards from $200,000 including GST with prices varying according to size and relative position.
Expression of Interest Form
In order to progress your option to secure a selected lot(s), you will need to complete an Expression of Interest form and email it back to the following email address enquiry@tannumwaters.com.au in the first instance. The Expression of Interest is a non-binding document.
The signed original of the Expression of Interest form should be mailed to the following address:

Please note that when the Contract of Sale is issued, you will be purchasing land directly from the developer of Tannum Waters: there are no intermediaries involved in the transaction.
Deposit to secure your selection
At the time of lodging your Expression of Interest, you will also need to deposit $1,000 for each lot that you wish to purchase (i.e. 1 Lot = $1,000; 2 lots = $2,000; etc.) and advise the Tannum Waters Development Office in writing of the date the deposit was made and the amount. The deposit should be paid through your local bank or the local branch of the Suncorp Metway Bank into the following Solicitor's Trust Account:

Should you decide not to proceed with the proposed purchase at a later time, the Expression of Interest deposit will be refunded to you in full.
Time for Payment of Deposit
The initial $1,000 deposit should be paid into our solicitor's Trust Account within five (5) working days of your Expression of Interest form being lodged with us, Otherwise, it will be assumed that you do not wish to proceed with that particular lot and the land may then be offered to another interested party.
Contract of Sale
After lodging an Expression of Interest, you will receive a Contract of Sale from our solicitor in due course.
When the contract has been signed by the buyer and the seller, the buyer will be required to lodge a full deposit into our solicitor's trust account.
Completion and settlement of the contract will be due shortly after sealing of the final plan of subdivision by the Gladstone Regional Council and registration of the plan in the Queensland State Government titling office.
It is not until completion and settlement of the contract that the buyer obtains ownership and possession of the purchased lot.
The sealing of the plan is not expected until some months after entry into each contract. This process is usual in projects involving the subdivision of large parcels of land into multiple lots.
Building Covenants
All vacant land in Tannum Waters is subject to reasonable building covenants which are now common in new residential estates across Australia.
The Building Covenants are designed to maintain the concepts of lifestyle environment and community development which underpins Tannum Waters: they also serve to protect the short-term and long-term values of your investment in the Tannum Waters community.
The Building Covenants which apply to the construction of dwellings and other improvements on each residential lot within the Tannum Waters development, and by which each buyer will be contractually bound, include the following terms and conditions:
• commence construction of a dwelling within 12 months of
settlement of the land purchase contract
• provide copies of building plans to Reward Advantage Developments
for approval prior to commencing construction
• re‐locatable dwellings of any form will not be approved
• a dwelling must have:
⇒ a minimum internal floor area of 180 m2 excluding verandahs,
carports/garages, covered porticoes, alfresco areas and similar unenclosed areas
⇒ external walls made of brick , rendered brick, or brick veneer and should extend to the ground or an adjoining paved surface
⇒ a roof comprised of clay or concrete tiles or colourbond,
corrugated metal but not zincalume
⇒ a carport or garage for at least two motor vehicles, side-by‐side
⇒ “Smart Wiring” for elecommunications consisting of
Category 5 communications cabling and RG‐6 coaxial cabling
⇒ no external detached toilets
⇒ fences constructed of colourbond, with no fencing between the front building line and the street alignment
⇒ a rainwater tank with a minimum 7,000 litres holding capacity
⇒ a driveway at least 2 metres wide constructed to the kerb line of the street using brick paving or coloured concrete
⇒ no clothesline visible from the public area.
The Landscaping Package
Reward Advantage Developments will provide each buyer of land a Landscaping Package comprised of specific goods and services free of charge. The features, terms and conditions which will apply to each residential lot within the Tannum Waters development, include the following:
• a free consultation with a landscape contractor to
design water‐wise gardens forward of the building line of the dwelling
• supply and laying of “Sir Walter” Soft Leaf Buffalo instant roll‐ on turf to a maximum area of 120m2
excluding plant bed or concreted areas
⇒ or a maximum area of 270m2 for corner lots
• supply and installation of one irrigation system to service the lawn and plant bed areas, including an
automatic controller, pop‐up sprinklers for lawn areas and fixed‐head and microspray sprinklers to
plant bed areas
• supply of a selection of plants and preparation of the soil of all plant bed areas incorporating conditioner
to individual plants
• construct retaining walls, in accordance with a common earth retaining system, in locations
deemed necessary by Reward Advantage Developments or as stipulated by Gladstone Regional
Council.
The Fence Package
Reward Advantage Developments will provide each buyer of land a Fence Package comprised of specific goods and services free of charge. The features, terms and conditions which will apply to each residential lot within the Tannum Waters development, include the following:
• fences approximately 1.8 metres high above the ground level of the land and constructed mainly
of colorbond materials or their equivalents
• fences will be without gates and of a colour selected by Reward Advantage Developments
• fences will be erected on or as near as practical to the rear boundary (the full length of the rear
boundary) and the length of the side boundaries from the rear boundary to the front building line
⇒ in the case of corner allotments, the side boundaries will be determined by Reward Advantage Developments.
The Telstra Smart Community Package
In conjunction with Telstra Corporation, Reward Advantage
Developments will provide each buyer of land, or their first tenant, a Telstra “Smart Community” Package comprised of specific goods and services free of charge. The features, terms and conditions which will apply to each residential lot within the Tannum Waters development, include the following:
• Fibre‐to‐the‐Premises (FTTP) will be installed to each residence which will allow for complete digital services including fixed line telephony, cable and free‐to‐air television, high‐speed broadband and data connections and multimedia services
• 3G mobile phone service, mobile and wireless broadband services
• each buyer agrees that Reward Advantage Developments may disclose their name, land details
and contact telephone number to Telstra so that the Telstra “Smart Community” Package can be offered to them
• Telstra Corporation’s terms and conditions must be agreed to
